Things to Know When Getting a Home Loan

When purchasing your first property via home financing, there are various factors to consider before committing into a loan. Different types of packages being offered in today’s market would mean that there are better options out there compared to 5 to 10 years ago. Usually, most buyers are only concerned about down payments or stamp duty payable for the property when they are looking for a unit in the market. Here are the few factors for a potential buyer to know before getting a home loan. Before getting a home loan however, one would need to prepare themselves for the stamp duty payable upon the completion of the property.

Types of loans

In Singapore, HDB flats represent about 80% of homes. HDB owners have a choice between taking a bank loan or a HDB loan. HDB loans are at 2.6% per annum. Banks have been able to offer lower interest rates compared to HDB loans. This has made most bank loans attractive, even for buyers who qualify for HDB loans. However, home loan rates charged by banks will fluctuate. In addition, once you take a bank loan for your HDB flat, you will no longer be able to revert back to HDB loan even if your bank loans interest rates go up in the future. It’s a one-way trip. As for HDB loan, few criteria are required before buyers can apply for such loans. HDB loans tend to have stable interest rates. To qualify for a HDB loan, here are some criteria to be met. At least one applicant must be a Singapore citizen and their total household income cannot be more than $12,000. He or She have not taken 2 or more HDB concessionary interest rate loans and this is only applicable for HDB flats (new or resale). Loan Duration

For most people, they would prefer to stretch out the housing loan to the longest eligible period. Don’t be fooled by this move, however. It may be tempting to choose longer loan durations because that makes your monthly repayments look more “affordable”. The fact is that the longer your loan duration, the more interest you incur and the more you pay in total. A housing loan of $500,000 at an interest rate of 2.5% over a 10-year period will work out to be a monthly repayment of $4,713, with a total interest cost of $65,560. If you extend the loan to a 30-year period, monthly repayment falls to $1,976. However, your total interest cost will be $211,360. In total, you pay $145,800 more in interest for taking a 30-year loan instead of a 10-year loan for a sum of $500,000.

Fixed or Floating Interest Rates?

Most home loan packages offered by banks allow homeowners to choose between fixed or floating interest rates. Understanding the differences between the two is relatively simple.

Fixed interest rate loans mean that the bank guarantees you a fixed rate for a period of time. This can be anywhere between one year to five years. Since banks are in the business of borrowing money at a lower interest rate, and then lending them out at a higher interest rate, to be guaranteeing a fixed interest rate for a period of time is actually considered a risk for them. As such, most banks are likely to charge you a higher interest rate premium compared to floating rates. It’s also important to note that fixed rates are only applicable for a period of time.

Floating rates are interest rates that change based on the benchmark rates that they are tied to. In Singapore, two types of rates are usually used. They are the Singapore Interbank Offered Rates (SIBOR) and the Singapore Swap Offer Rate (SOR). Most banks will charge the floating rates plus a margin. For example, a home loan could be quoted as 3-month SIBOR + 0.5%. This means you pay whatever the interest rate is for the 3-month SIBOR (e.g. 1.0%) + 0.5% for a total of 1.5%.

SIBOR or SOR?

Both SIBOR and SOR are common benchmarks that banks used to determine interest rates for home loans. They appear rather similar but are not the same. Here’s a simple guide to understanding how they are different.
SOR is quite similar to SIBOR with the only difference being that it takes into account the interest rate payable in US Dollar, and not Singapore Dollar. This means that SOR rate is affected by the USD/SGD exchange rate. SOR tends to be more volatile than SIBOR since it takes into consideration exchange rate as well.

SIBOR on the other hand, can be best understood as the interest rates that Singapore banks are willing to lend and borrow funds from one another at.
With the above explanation, one should consider which type of benchmark would be suitable for their loan package.

Floating Rate: 1-Month or 3-Month?

Be it SIBOR or SOR, most banks will allow you to choose your preferred benchmark rates to be based on either a 1-month or 3-month average. 1-month averages tend to be more volatile compared to 3-month average. In actuality, interest rates rarely fluctuate so much. However, you can see how the 1-month SIBOR is more sensitive to changes compared to the 3-month SIBOR.

Penalty for Early Repayment

Aside from the interest rates and period of the loan mentioned above, you should also take into consideration the future plans that you have for the property that you own. Most banks will charge a penalty for early repayment and redemption. This could be a small percentage, usually about 1.5%, of the amount that you borrowed. Therefore, if you are the type who intends to sell the property within the lock in period, you should take note of this clause.

512 Studio Theme Photoshoot: Japan Sakura

For those who knew me since 5 years back, you would probably know that I used to be someone who just worked behind the scenes. I lay low and never exactly made myself known. I used to be camera shy to the point that hide away from it whenever it is pointed towards me, but these days, not anymore. I have come to realize that regardless of how I try to guard my privacy, people will still hunt me down, and since I’m no longer given privilege for privacy, I decided to just revel in all the glamour or unglamourous things that exposing myself has to offer. After all, life is an adventure and what’s abit of danger?

As I’ve reiterate earlier, I worked behind the scene most of the time although I am no longer anonymous. I’m a writer, and occassionally a photographer as well. Being a foodie and traveler, I take photos of food and my travels mostly, and of course, I do coverage for events and news. I write okay (I hope), and I am a mediocre photographer who aspire to be a good one.

I’ve worked with plenty of photographers. Behind the lense as a photographer myself, and in front of the lense as a model. I am 33 years old as of writing. I have done quite a few modeling job since I turned 30. At first it was just for fun and something I enjoyed, but I come to realize that you can learn quite a few things as a model, something you don’t really get to learn when you are behind the lense. As a photographer, I am in charge of the scene and the situation before me, but as a model, I have to relinguish control and listen to instructions and assert patience, something that is really difficult for me as I’m usually in charge of things, not the other way around.

A question. What makes a great photographer? I used to think that a good photographer is someone who take wonderful pictures or someone who captures beautiful portraits. And on a personal level, I aspire to produce perfect pictures myself. But after being a model myself, I come to realize that a good photographer is easy to come by but great one who not only captures the essense of their subjects well but treat them with respect and compassion as well is really hard to come by.

I’ve had misfortune of working with nasty photographers who lacks patience and tells me off about the way I pose and I should do better next time even when I am not their model. But lucky me, my most recent modeling experience at 512 Studio during Sakura Theme Photoshoot was a rather pleasant one. Aside from Adam, my husband who is also a photographer, I’ve had privilege to work with Dylan Yap and How. Both are not just good phorographer, but great ones. They are not only creative and versatile in directing but very patient, kind and considerate as well. I would work with them again in a heartbeat, given the opportunity.

Dylan has captured the feminine side of me. Not an easy feat as I’m not exactly someone who is all graceful. I can do fierce, and occassionally cute, yes. But never these kind of pose that’s full of gentleness. He made me feel and look like a Hime-sama, or in English, a Japanese Princess both during and after the photoshoot. Dylan Yap is easy to work with and if you are looking for a photographer who produce romantic pictures, then he is the one you should look for.

When it comes to posing, I’m of course more comfortable with Adam, as our relationship is not just a photographer and a model but husband and wife. However, as comfortable as I am posing for him, he is a tough taskmaster and quite a challenge to work with. Regardless, if I were to comment on his work, I’d say he sometimes prefers peculiar, not your usual portrait shooting kinda thing. Here, he captured me as a warrior beneath the surface of a gentle woman. And I think I quite like the outcome of the photos that he took during our Sakura photoshoot session at 512 Studio.

All of these photos are very individual. Each photpgraphers have their own style of capturing the picture of their subject and their own way of working. I certainly learned alot from this session. Hopefully, this will not be the last session with all three of them.

The modern world is such a busy place with temptations all around us. It can be difficult to keep active and healthy when you have so many things to juggle. For example, there’s no reason you can’t involve kids with your meal planning and even cooking. The earlier kids learn about cooking, the better equipped they’ll be in their own lives as adults. The same applies to cleaning – they could take laundry to the laundry room and wipe the tables and so on.

Doing things together is especially important in terms of staying active. You want to teach the kids about the benefits of physical exercise right from the start – so make sure they are part of your walks, runs or even yoga classes! It doesn’t have to be every time but at least most of the times you exercise during the week.

Plan for your days

Planning doesn’t mean you can’t ever do spontaneous things. It just means that you don’t need to waste time thinking what should happen next. Active mums should plan their days and weeks – especially when it comes to taking time to exercise or cooking foods. You want to sort out the week’s foods in advance to make sure you can shop everything at once or even prepare some of the meals ahead of time.

But you should also consider planning for your own time. If you know you have two hours of free time to use every week, it’ll make things so much easier. However, understand that things change – don’t stare at your plans religiously.

Learn to use the Internet

If you don’t use the Internet for much more than hanging out on social media, now is the time to change. Active mums can benefit a great deal on the things online. You can find great exercise tutorials online and even take time during the day to meditate.

You should also utilise the net for budgeting and shopping. Online retailers and high street brands regularly run offers online that could help you save a lot of money – and time. It’s unmanageable in the wrong hands. Raw land is, in the very least, a challenge, and at the worst, a completely unusable investment and financial black hole.

Yet despite all these considerations, there are still arguments to be made for land as a good investment for people seeking to not just get a home, but build their own. MyCat2Vet Campaign by Royal Canin Provides Free Physical Examination and Consultation for Cats

Did you know that cats, have the ability to tolerate and mask signs of pain? Many cat owners do not realize this and therefore, more often than not, not always aware that the cats under their care are sick.

By the time I usually realize that my cats are suffering, it is already too late to treat and they will usually pass on. Sad, right? But fret not, Royal Canin has launched MyCat2Vet Campaign where free consultations and check up are provided to cat owners.

I’ve sent my cat for a checkup last weekend under the MyCat2Vet Campaign and I’m glad to report that my furkid is in a tiptop condition.

Sounds cool, right? The MyCat2Vet campaign is part of Royal Canin effort in raising greater awareness on the need for cats to get regular check-ups at the vet.

Routine check-ups are important for a multitude of reasons:

*The older a cat gets, the more likely the owner is to take it to the  veterinarian but only when it is sick. By then, it could be too late.
*Routine wellness exams are vital for giving cats the long, happy and healthy lives that they deserve.
*Cats age much more rapidly than humans.
*Vet visits are an opportunity to let your  veterinarian know about any behaviours changes.
* Preventive care is better than reactive care.

Colours of Malaysia Performance by Orkestra Traditional Malaysia

I was on my way to MaTic in Jalan Ampang, Kuala Lumpur to watch the Colours of Malaysia Performance by Orkestra Traditional Malaysia when I met a Japanese and Korean tourist on the GoKL bus. They were heading to MaTic to watch the performance like me too. Intending to be a good host, I introduced myself to them and we exchanged contacts with each other.

The Japanese tourist, whose name is Miyako was all excited about the cultural performance that we will be watching that night. Apparently she is a huge fan of all things cultural and wishes to learn more about the cultural diversity in Malaysia. But she made a couple of statements that rendered me speechless. One of it is that she thinks that it is a shame that Islamization in Malaysia has somewhat restricted culture and heritage preservation. I wanted to tell her that it is not true, but I zipped up my mouth as there are truth in her words.

Islamization has indeed somewhat stopped some of the Malay culture from being passed down to the younger generation. For example, plays and dances with ritualistic elements like “Mak Yong”, “Main Puteri”, and “Ulek Mayang”, is somewhat prohibited by the religious authorities and we don’t see such dance and plays so openly anymore.

Like what Miyako say, Islamization in Malaysia has also changed the way Malay-Muslims in Malaysia dressed. Clothing that’s similar to Arabian robes are much more prefered during festive seasons in comparison to the traditional Malay clothing that the elder generations used to wear.

I have nothing to say to defend against Miyako’s words, sadly. And I will refrain from making any sensitive statements as while I can see that there are truth in her words, I would like to believe that efforts are being made by various bodies and authorities in Malaysia to preserves the unique cultures in Malaysia.

Ministry of Tourism and Culture and JKKN have been aggresively campaigning to introduce and also reintroduce traditional Malaysian culture to not only the people of Malaysia, but to tourists as well.

One of their efforts, I believe is the Colours of Malaysia Performance by Orkestra Traditional Malaysia that we had the privilege to watch that night in MaTic. The entry to the performance was free of charge and all is welcome to watch.

The performances that night was nothing short of fantastic. Audiences were not only entertained by beautiful music but Conductor Yazid Zakaria made sure everyone had fun too. There’s plenty of interactive gimmicks. Audiences were also invited to dance on stage too. Yes, yes. I danced on stage with my son too. No. They did not pull us up there. I volunteered and drag my son along. I thought, why not? It was a good and clean fun.

Colours of Malaysia Performance by Orkestra Traditional Malaysia was indeed a wonderful experience and I thought that it is a good way to showcase the cultural diversity in Malaysia to the world. I’m definitely looking forward for more and hope this will be a continuos effort.

Get Noticed. Be Outstanding. Speak with Confidence

Public speaking is one of the scariest thing for most people. I’m quite a talkative person in nature. But this is only true when you get to know me better. I usually don’t like to talk to people whom I just made acquaintance with. It feels just so weird and awkward and I always have the nagging feeling that people is scrutinizing me as I speak, in my opinion. I also have fear of speaking in public, and while I have someone overcame my fear for the camera through loads of selfie sessions with my smartphone, I have yet to overcome my stage fright. I don’t know why I’ve become a person with no confidence. I used to be such a bold and daring person but I suspect adulthood has something to do with it as people mercilessly scrutinize me all the time and I suspect, are waiting for me to make a mistake and rub it to my face.

Yes, speaking publicly is terrifying and more often than not, when I’m placed in such predicament, I would stammer. But I don’t intend to let this go on. Being in the media line, I’m required to verbally communicate in public a lot and I surely hope I can speak in an outstanding manner and impress people while I’m at it.

I was looking for some sort of consultant to groom me and help me boost my confidence when an old friend, Josh Lim approached me and told me that he provides such service.

Great Eastern Genting King of The Mountain by Viper 2016

I’m not much of an athlete. In fact, I don’t do sports very well despite the fact that I love outdoors activities like camping, rock-climbing and jungle trekking. I’m never good at sports that has time cap to it where I have to keep up the pace with others. If you’re to ask me, the only sport that I enjoy is probably just horseback riding and some leisurely swimming, as I don’t need to keep up with others or really sweat it and use much of my energy and it gives me somewhat a relaxing effect afterwards, but I do enjoy the massively positive energy that emits from athletes during competitions and whatnot. It’s not only motivating but uplifting as well. Watching them alone gives me Adrenaline boost that could hype me up for days.

Anyway, I was given the privilege to be at the Great Eastern Genting King of The Mountain Challenge by Viper 2016 last weekend alongside with some media friends. It was held in various Resorts World Genting’s properties where participants will need to go through 10km and 15 crazily tough obstacles challenges that was set up in order to be crowned the King of The Mountain. Some 10,000 participants has signed up for the challenge and I thought the figure alone was pretty much overwhelming in my opinion. I could scarcely believe that people would actually want to go for such tough challenge, but I guess there are loads of competitive people out there that will never turn down the opportunity to test their endurance.

Challengers were flagged off by wave. If I’m not mistaken, they were flagged off by 1,000 for each wave and the earliest wave were flagged off at 8am.

Any kind of sports is a no no without proper warming up. Here’s some of the challengers doing their warming up routine.

Here’s the emcee of the day, beckoning challengers towards him for flagging off sessions. He’s in charge of hyping up the challengers throughout the day. I don’t know how he does it, but his words were like enchantments itself. Even a bystanders would feel all hyped up after listening to his pep talk.

Spotted this sweet young couple participating in the Great Eastern Genting King of The Mountain Challenge by Viper 2016 together. Now that’s a relationship goal everyone should aim for. Going through obstacles and challenges together, hand in hand, literally and figuratively. Now, isn’t that romantic? I don’t know what you think of it, but in my humble opinion, this is a romance worth writing about. This is the real til death do you apart kinda thing.

One of the first few obstacles; The Bloated Belly. This is located at the Awana Driving Range. All you need to do is climbed onto the huge inflated balloon to pass the obstacle. Looks easy, no? Well don’t let the picture deceive you. It’s tougher than it looks.

Participants might be strangers and were not properly introduced to each other prior to the challenge. But here during Great Eastern Genting King of The Mountain Challenge by Viper 2016, they are all comrades.

One important thing that I learned during the Great Eastern Genting King of The Mountain Challenge by Viper 2016 is that regardless of your achievements, you should give yourselves a pat on the back. Every little success calls for a celebration. That’s what life is all about, a celebration of little achievements.

On the far right of the picture is Austin, an expatriate from the US. He’s a special need individual as he is verbally challenged. But despite of being socially impaired, it does not stop him from pushing himself further. Now, that’s one thing each and every one of us should learn from Austin; never limit yourselves just because people tell you that you can’t do it. You are capable of anything that you want to achieve, as long as you put your mind to it.

It was a very hot day. The Great Eastern Genting King of the Mountain by Viper 2016 challengers were in luck though. Under Armour’s obstacle treats them to all the Air Sirap Bandung they could ever dreamed of drinking.

10km and 15 obstacles is definitely not an easy feat, but as far as the Great Eastern Genting King of the Mountain by Viper 2016 challenge goes, nobody were left behind.

With teamwork, sportsmanship, empathy and compassion, each and every one of the challengers had a taste of the finishing line and the glory of being crowned the King of The Mountain.

The Great Eastern Genting King of The Mountain Challenge by Viper 2016 taught me alot of important lessons in life, but the most important one of all got to be the the one that tells me that life is full of obstacles and challenges, but you are capable of anything that you set your mind to achieve. It’s no small lesson indeed and I am grateful to be apart of it.
